Terms & Conditions — APT IIN
General Terms of Use
Only guests listed in the accommodation booking are entitled to use the property.
Upon check-out, the accommodation must be returned in an acceptable state of cleanliness and tidiness. Failure to do so may result in a cleaning and maintenance fee.
Noise & Behaviour
As these are residential buildings, guests must be mindful of noise at all times — inside the apartment, studio, room or suite, and in all common areas (staircases, hallways, etc.).
- No parties are permitted
- Quiet hours: 10:00 PM – 8:00 AM
- Children under 18 must be supervised by an adult guest at all times
Prohibited Activities
- Smoking is strictly prohibited inside the property and throughout the building
- Open flames are forbidden (candles, lighters, etc.)
- Pets are not permitted, except where required by law
Guest Responsibility
- Guests are responsible for the safety of their own belongings. APT IIN accepts no liability for vehicles in the garage or personal items in the accommodation.
- The accommodation must be returned in the same condition as received at check-in.
- Any incident affecting the property, common areas, or the safety of guests and neighbours must be reported immediately to APT IIN via the contact details provided.
Waste Management (Apartments)
- General waste → deposit in the chute located in the corridor
- Recycling → collected by housekeeping staff during routine maintenance
Failure to comply with these terms may result in charges for damages. In cases of serious breach, APT IIN reserves the right to terminate the service and require the guest to vacate the property immediately.
Reservations
APT IIN offers two types of bookings:
Standard (Flexible Rate)
Payment:
- 50% is charged at the time of booking
- The remaining 50% is due at check-in
Cancellation: Per the cancellation policy applicable to each individual reservation.
Best Price (Non-Refundable Rate)
Payment:
- 100% is charged at the time of booking
Cancellation: If cancelled, modified, or in the event of a no-show, the full amount of the booking will be charged.
Accepted Payment Methods
APT IIN accepts: Cash, bank transfer, Visa, Mastercard, and American Express.
Property-Specific Conditions
Apartments
- Late check-in surcharges:
- Between 10:00 PM and midnight: +€15
- After midnight: +€25 (advance notice required)
- Tourist tax: €4 per person, per night — paid on-site in cash. Applies to guests aged 13 and over. Maximum charge per guest per stay: €28.
- Security deposit: Charged to the credit card at check-in. Refunded within 48 hours (credit card) or 7 business days (bank transfer) after check-out, provided no breach of terms has occurred.
Breach of terms includes: returning the apartment in a poor state of cleanliness, property damage, smoking on the premises, failure to return keys and/or garage remote, leaving keys in the lock after check-out, excessive noise, hosting parties, unregistered guests, or bringing animals.
LX51 – Studios & Suites
- Self check-in applies for arrivals after midnight (advance booking required)
- For self check-in, the first night is charged in advance; the remaining balance must be settled by 11:00 AM the following morning
- Tourist tax: €4 per person, per night — paid on-site in cash. Applies to guests aged 13 and over. Maximum: €28 per guest per stay.
BCascais Boutique House
- Self check-in applies for arrivals after 9:00 PM (advance booking required)
- For self check-in, the full stay amount and security deposit are charged in advance; the tourist tax must be settled by 11:00 AM the following morning
- Tourist tax: €4 per person, per night — paid on-site in cash. Applies to guests aged 13 and over. Maximum: €28 per guest per stay.
- Security deposit: Charged at check-in; refunded within 48 hours (credit card) or 7 business days (bank transfer) after check-out, provided no breach of terms has occurred.
Credit Card Authorisation
By accepting these terms, the guest authorises APT IIN to charge the credit card provided for:
- Payment of the stay, in accordance with the reservation conditions
- Damages or losses resulting from misuse or breach of the terms of use (including repairs, replacement of items, and compensation for any period the property is unavailable due to repairs)
Check-In & Check-Out
Apartments
Check-in:
- Pay the tourist tax, any applicable late check-in fee, and the outstanding balance (for flexible rates)
- There is no front desk — check-in is personalised and conducted individually on-site
- Online check-in (guest registration) must be completed up to 2 days before arrival
- On the day of arrival, call +351 217 653 770 (option 2) 30 minutes before your scheduled arrival
Check-out:
- By 11:00 AM — the apartment must be vacated, with all belongings removed and no damage
- Leave the apartment keys and garage remote on the living room table
- Late check-out: a one-night penalty will be charged immediately. The guest may only remain if APT IIN has availability; otherwise, the apartment must be vacated promptly.
LX51 – Studios & Suites
Check-in:
- Pay the tourist tax and outstanding balance (for flexible rates)
- Online check-in available up to 2 days before arrival
Check-out:
- By 11:00 AM — the studio, room or suite must be fully vacated
- Late check-out: a one-night penalty applies
BCascais Boutique House
Check-in:
- Pay the tourist tax and outstanding balance (for flexible rates)
- Online check-in available up to 2 days before arrival
Check-out:
- By 11:00 AM — the room must be fully vacated
- Late check-out: a one-night penalty applies

- Guests will be notified in advance of the scheduled visit (day and time period)
- Daily access (LX51 & BCascais) requires the guest’s authorisation
- Property owners reserve the right to access the property at any time if the integrity of the building or its assets is at risk
Problem Resolution
- Guests must inspect the property upon arrival and report any defects immediately.
- Any defects arising during the stay must be reported as soon as they are discovered.
- If a defect is confirmed, APT IIN may choose to either repair it or relocate the guest to equivalent or superior accommodation.
- Only serious defects affecting the quality of service will be considered. Minor complaints that do not impact the minimum level of contracted service will not be acted upon.
- If APT IIN is unable to repair the defect or provide alternative accommodation, the guest may terminate the contract and receive a refund for the unused portion of the stay — no further compensation is due.
APT IIN Liability
- APT IIN accepts no liability for accidents or damage occurring inside the accommodation, unless directly caused by APT IIN’s own negligence.
- APT IIN is not liable for delays in making the accommodation available when caused by valid reasons, including strikes, blockades, natural disasters, or accidents within the property.
Termination of the Accommodation Agreement
- APT IIN may terminate the contract if the guest fails to pay in full or on time, or fails to provide the required guarantee.
- A guest may cancel within the first 24 hours of their stay. After this period, no refund will be issued for the remaining nights.
- APT IIN reserves the right to immediately terminate the contract for just cause if the guest fails to comply with the terms and conditions accepted at the time of booking.
