Failure to do so may result in a cleaning and maintenance fee.<\/p>\n<h3>Noise &amp; Behaviour<\/h3>\n<p>As these are residential buildings, guests must be mindful of noise at all times \u2014 inside the apartment, studio, room or suite, and in all common areas (staircases, hallways, etc.).<\/p>\n<ul>\n<li><strong>No parties are permitted<\/strong><\/li>\n<li><strong>Quiet hours: 10:00 PM \u2013 8:00 AM<\/strong><\/li>\n<li>Children under 18 must be supervised by an adult guest at all times<\/li>\n<\/ul>\n<h3>Prohibited Activities<\/h3>\n<ul>\n<li><strong>Smoking is strictly prohibited<\/strong> inside the property and throughout the building<\/li>\n<li><strong>Open flames are forbidden<\/strong> (candles, lighters, etc.)<\/li>\n<li><strong>Pets are not permitted<\/strong>, except where required by law<\/li>\n<\/ul>\n<h3>Guest Responsibility<\/h3>\n<ul>\n<li>Guests are responsible for the safety of their own belongings. APT IIN accepts no liability for vehicles in the garage or personal items in the accommodation.<\/li>\n<li>The accommodation must be returned in the same condition as received at check-in.<\/li>\n<li>Any incident affecting the property, common areas, or the safety of guests and neighbours must be <strong>reported immediately<\/strong> to APT IIN via the contact details provided.<\/li>\n<\/ul>\n<h3>Waste Management (Apartments)<\/h3>\n<ul>\n<li><strong>General waste<\/strong> \u2192 deposit in the chute located in the corridor<\/li>\n<li><strong>Recycling<\/strong> \u2192 collected by housekeeping staff during routine maintenance<\/li>\n<\/ul>\n<p>Failure to comply with these terms may result in charges for damages. In cases of serious breach, APT IIN reserves the right to terminate the service and require the guest to vacate the property immediately.<\/p>\n<h2>Reservations<\/h2>\n<p>APT IIN offers two types of bookings:<\/p>\n<h3>Standard (Flexible Rate)<\/h3>\n<p><strong>Payment:<\/strong><\/p>\n<ul>\n<li>50% is charged at the time of booking<\/li>\n<li>The remaining 50% is due at check-in<\/li>\n<\/ul>\n<p><strong>Cancellation:<\/strong> Per the cancellation policy applicable to each individual reservation.<\/p>\n<h3>Best Price (Non-Refundable Rate)<\/h3>\n<p><strong>Payment:<\/strong><\/p>\n<ul>\n<li>100% is charged at the time of booking<\/li>\n<\/ul>\n<p><strong>Cancellation:<\/strong> If cancelled, modified, or in the event of a no-show, <strong>the full amount of the booking will be charged<\/strong>.<\/p>\n<h3>Accepted Payment Methods<\/h3>\n<p>APT IIN accepts: <strong>Cash, bank transfer, Visa, Mastercard, and American Express.<\/strong><\/p>\n<h2>Property-Specific Conditions<\/h2>\n<h3>Apartments<\/h3>\n<p><strong>Late check-in surcharges:<\/strong><\/p>\n<ul>\n<li>Between 10:00 PM and midnight: <strong>+\u20ac15<\/strong><\/li>\n<li>After midnight: <strong>+\u20ac25<\/strong> (advance notice required)<\/li>\n<\/ul>\n<p><strong>Tourist tax:<\/strong> \u20ac4 per person, per night \u2014 paid on-site in cash. Applies to guests aged 13 and over. Maximum charge per guest per stay: <strong>\u20ac28<\/strong>.<\/p>\n<p><strong>Security deposit:<\/strong> Charged to the credit card at check-in. Refunded within 48 hours (credit card) or 7 business days (bank transfer) after check-out, provided no breach of terms has occurred.<\/p>\n<p><strong>Breach of terms includes:<\/strong> returning the apartment in a poor state of cleanliness, property damage, smoking on the premises, failure to return keys and\/or garage remote, leaving keys in the lock after check-out, excessive noise, hosting parties, unregistered guests, or bringing animals.<\/p>\n<h3>LX51 \u2013 Studios &amp; Suites<\/h3>\n<ul>\n<li><strong>Self check-in<\/strong> applies for arrivals after midnight (advance booking required)<\/li>\n<li>For self check-in, the <strong>first night is charged in advance<\/strong>; the remaining balance must be settled by 11:00 AM the following morning<\/li>\n<li><strong>Tourist tax:<\/strong> \u20ac4 per person, per night \u2014 paid on-site in cash. Applies to guests aged 13 and over. Maximum: <strong>\u20ac28 per guest per stay<\/strong>.<\/li>\n<\/ul>\n<h3>BCascais Boutique House<\/h3>\n<ul>\n<li><strong>Self check-in<\/strong> applies for arrivals after 9:00 PM (advance booking required)<\/li>\n<li>For self check-in, the <strong>full stay amount and security deposit are charged in advance<\/strong>; the tourist tax must be settled by 11:00 AM the following morning<\/li>\n<li><strong>Tourist tax:<\/strong> \u20ac4 per person, per night \u2014 paid on-site in cash. Applies to guests aged 13 and over. Maximum: <strong>\u20ac28 per guest per stay<\/strong>.<\/li>\n<li><strong>Security deposit:<\/strong> Charged at check-in; refunded within 48 hours (credit card) or 7 business days (bank transfer) after check-out, provided no breach of terms has occurred.<\/li>\n<\/ul>\n<h2>Credit Card Authorisation<\/h2>\n<p>By accepting these terms, the guest authorises APT IIN to charge the credit card provided for:<\/p>\n<ul>\n<li><strong>Payment of the stay<\/strong>, in accordance with the reservation conditions<\/li>\n<li><strong>Damages or losses<\/strong> resulting from misuse or breach of the terms of use (including repairs, replacement of items, and compensation for any period the property is unavailable due to repairs)<\/li>\n<\/ul>\n<h2>Check-In &amp; Check-Out<\/h2>\n<h3>Apartments<\/h3>\n<p><strong>Check-in:<\/strong><\/p>\n<ul>\n<li>Pay the tourist tax, any applicable late check-in fee, and the outstanding balance (for flexible rates)<\/li>\n<li>There is <strong>no front desk<\/strong> \u2014 check-in is personalised and conducted individually on-site<\/li>\n<li><strong>Online check-in<\/strong> (guest registration) must be completed <strong>up to 2 days before arrival<\/strong><\/li>\n<li>On the day of arrival, <strong>call +351 217 653 770 (option 2) 30 minutes before<\/strong> your scheduled arrival<\/li>\n<\/ul>\n<p><strong>Check-out:<\/strong><\/p>\n<ul>\n<li><strong>By 11:00 AM<\/strong> \u2014 the apartment must be vacated, with all belongings removed and no damage<\/li>\n<li><strong>Leave the apartment keys and garage remote on the living room table<\/strong><\/li>\n<li>Late check-out: a <strong>one-night penalty<\/strong> will be charged immediately. Minor complaints that do not impact the minimum level of contracted service will not be acted upon.<\/li>\n<li>If APT IIN is unable to repair the defect or provide alternative accommodation, the guest may <strong>terminate the contract and receive a refund<\/strong> for the unused portion of the stay \u2014 no further compensation is due.<\/li>\n<\/ol>\n<h2>APT IIN Liability<\/h2>\n<ul>\n<li>APT IIN accepts <strong>no liability<\/strong> for accidents or damage occurring inside the accommodation, unless directly caused by APT IIN&#8217;s own negligence.<\/li>\n<li>APT IIN is <strong>not liable for delays<\/strong> in making the accommodation available when caused by valid reasons, including strikes, blockades, natural disasters, or accidents within the property.<\/li>\n<\/ul>\n<h2>Termination of the Accommodation Agreement<\/h2>\n<ul>\n<li>APT IIN may <strong>terminate the contract<\/strong> if the guest fails to pay in full or on time, or fails to provide the required guarantee.<\/li>\n<li>A guest may <strong>cancel within the first 24 hours<\/strong> of their stay.
